2025 Income Guidelines
SIMPCO’s housing division aims to support the preservation and development of affordable housing and provide more housing options for individuals and families with low-to-moderate incomes in its service area.
The Western Iowa Community Improvement Regional Housing Trust Fund (WICIRHTF) and SIMPCO’s Housing Division share the same mission and vision of ensuring that every resident has access to safe, decent, and livable housing.
They work together to identify housing needs, implement programs that offer financial assistance, home repair services, housing education, and advocate for policies that support affordable housing initiatives.
All SIMPCO and WICIRHTF housing programs are limited to individuals and families who are at or below 80% of the median family income limits. HUD determines this limit each year. To qualify your household income must be below the limits in the chart.

The Western Iowa Community Improvement Regional Housing Trust Fund (WICIRHTF) shares the same mission and vision as SIMPCO’s Housing Division. SIMPCO and WICIRHTF work in partnership to advance the affordable housing opportunities within the region.
